Powered Land · The Texas Triangle

Skip the wait for power.

TPDS delivers powered, entitled data center sites across the Texas Triangle — distribution-connected and under 75MW, so the transmission queue stays off your critical path. Pad, power and fiber are in place for modular or traditional builds; modular tenants see first power in eight to twelve weeks from lease execution, and traditional builds break ground with power already secured.

The Thesis

Power is the constraint. We remove it before the tenant arrives.

01 — Portfolio

The Texas Triangle.

Seven sites under development and a ~500MW pipeline tracked across the I-35, I-10 and I-45 corridors. Every site transacts on its own; metro dark fiber can link them for buyers who want portfolio-wide reach.

Inter-site spans of 15–20 miles carry roughly 0.12–0.16 ms one-way latency on leased metro dark fiber with tenant DWDM. Connectivity is engineered in as an option, never a requirement to transact.
02 — The Platform

Powered land now.
PowerPads next.

The sequence is deliberate: sell what is proven, engineer what is next. Powered land is transacting today; standardized PowerPad deployment follows on the same specification — on sites we carry forward, or in the hands of the developers who buy them.

PowerPad Deployment

In Engineering

The PowerPad standard deployed at scale on a standardized ground-lease model. Heavier engineering and a longer development cycle — by design. It ships when it is proven.

Level 01 / 04
Level 01 · The Standard

One specification.
Stamp and repeat.

PowerPad is a single engineered standard — civil, water, fiber, medium voltage, controls and entitlements — delivered identically on every site. Buyers diligence the standard once, not the site.

Level 02 · Scope & Interfaces

the boundary.

TPDS scope ends where the tenant's begins — with every interface pre-engineered and infrastructure commissioning complete through energization before handoff.

TPDS pre-engineers the interfaces: an MV genset tie-in bay, structural and controls provisions for the cooling plant, and submeter positions at every landing zone.

Strategic behind-the-meter partners deliver gensets and BESS ahead of market lead times — pre-secured orders and existing inventory.

Level 03 · Speed to Power

Weeks, not years.

Time-to-energization is the binding constraint in every data center transaction. Staying at the distribution level and under the 75MW threshold keeps the transmission queue off the critical path.

Ranges reflect published ERCOT large-load interconnection timelines and TPDS engineering targets for distribution-connected sites. Site-specific timing is confirmed in diligence.
Level 04 · Scalability

Energized at 35.
Pre-engineered to expand.

Every site energizes at 35MW with transformer capacity for the full build-out installed on day one — engineered for rapid modular deployment, equally ready for traditional builds. The expansion path is designed in from the start.

Pre-positioned iron

Modular MV transformation, N+1 by design — capacity for full build-out installed day one.

Distributed low voltage

Unit substations scale with tenant topology — modular or traditional; pads and duct banks for full build-out go in day one.

Expansion by design

Civil, containment and controls sized for full build-out at initial construction.

Exit at the strike point

Energized capacity with a pre-engineered expansion path is what buyers diligence fastest.

04 — The Firm

Entitle. Power. Exit.

Vertically integrated across acquisitions, legal, engineering and construction — so entitlement, interconnection and delivery run on one schedule, under one accountable team.

I Entitle

Rezoning through final permitting on established municipal relationships. Right-sized footprints clear in months, not years.

II Power

Executed interconnection agreements, confirmed capacity, MV infrastructure delivery and commissioning through energization.

III Exit

Diligence-grade packages delivered to neoclouds, developers and institutional buyers on compressed timelines.
