What is powered land?

The term is used loosely enough to be nearly meaningless. Here is what actually qualifies — and why the difference is worth years and millions.

Powered land is real property with secured, utility-confirmed electrical capacity — not proximity to a line, not a pending application, not a letter of intent. The distinction matters because proximity to high-voltage infrastructure guarantees nothing: capacity is allocated through utility processes, and until an interconnection agreement is executed, no one has committed anything.

The market prices this difference sharply. A site with an executed IA and energized substation transacts at a multiple of comparable unpowered land, because the buyer is purchasing time — the years of studies, queue positions and utility negotiation someone else already absorbed.

Why confirmed capacity commands a premium

Demand for capacity has outrun the grid's ability to allocate it. Interconnection timelines for large transmission-connected loads run years, and every month of delay is a month of unrealized revenue on hundreds of millions in tenant equipment. A buyer choosing between an unpowered site and a powered one isn't comparing land — they're comparing go-live dates.

Diligence follows the same logic. On powered land, the questions are verifiable: is the IA executed and assignable, what are its milestones and clawbacks, is the substation commissioned, what do the meter records show. On unpowered land, the questions are speculative.
